Full Title Search




  • Detailed full Title search on Current and Previous owners.
  • The search should include all names in the chain of title and should report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.
  • In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search must be reported as exceptions, unless properly disposed of.
  • Includes searches related to property lien, easements, CC & Rs-covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property.
  • We also do historical searches up to 50 years for additional pricing.

Current Owner Search




  • Current owner search involves searching for the details of the present title holder of the subject property and the latest deed with consideration.
  • Search one by searching from the current date backward.
  • Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.
  • This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions.

Two Owner Search




  • Two-Owner Title search is for the last two owners in the chain of title of the subject property.
  • Search done by searching from the current date backward.
  • Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.
  • This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions.

10/20/30 Year Search




  • Consisting of full value deed
  • Present vesting deed
  • All chain of title deed covering desired number of years.
  • Complete legal description.
  • Encumbrances including all open mortgages/ deeds of trust, assignments, all other instruments pertaining to mortgage/deed of trust, judgments and UCC filings.
  • All encumbrances of record. (Easements/Restrictions/Rights-of-Way, list of all open Judgments and Tax Liens against the owners/property for desired number of years.
  • Tax information including assessment information, payment status, Due dates, special assessments and Credits.
  • Bankruptcy and Patriot searches.
  • Subdivision Plans, Tax Maps, Plat Maps if available. (Non availability of these recorded plans, if necessary we make a copy of Assessor map).

Foreclosure Search




Our examiners are wells versed with all foreclosure searches and requirements. We provide complete 40-60 year searches as per state statues and listing out all outstanding judgments, liens, estates and HOA liens. Our examiners are able to get you any copies out of a foreclosure file at the earliest of possible time.

Property Report




Preparing the title report based on the title search for current owner / two owner / full title searches on title, open liens, other encumbrances and current taxes.

REO Search




Our examiners are able to get quick searches, pre foreclosure and real estate Owned by banks to help attorney to decide on status of the property ownership and outstanding liens o n the property.

Mortgage Verification Report




Mortgage Record Verification service provides verification whether mortgage or deed of trust - has been recorded with the appropriate municipal office in a timely manner.

Mortgage Record Verification report includes:
  • Mortgage Information including mortgagee and mortgagor information.
  • Mortgage release information (if need Discharge Info).
  • Legal Description.

Lien Search




  • Consisting of Judgments and Tax Liens against the owners/property for desired number of years.
  • Judgments and Liens against block and lot.

Deed Report/ Vesting Report




Legal and Vesting Report provides a concise overview of residential property vesting, with current ownership information of a property along with a legal description.

Bring Down Report/Closing Update




Bring down Report includes
  • Update on deed Vesting from last effective date.
  • Update on Tax info from last effective date.
  • Newly recorded mortgages/dot's, liens and judgments from last effective date.
  • Any and all newly recorded instruments from last effective date.

Document Retrievals




This report includes client requested documents like deed, mortgage or plat images etc.

Tax Search




Procure Tax Assessment, Payment details, Delinquency status and any other lien attached to the property that is in county records.

Title Commitments Typing




We type commitment or property reports in your software. We are also acquainted with Gator(R), SoftPro(R), RamQuest(R), TitleExpress(R), AIM(R). If required we can also remotely connect to your server and do data entry directly into your software using a secured leased line. Our Turn Around time is faster than any other clients, we believe in quality and commitment.

Judgment Search




This report will list all the active liens on the said subject property and the unreleased judgments on an individual.

Commercial Search




We also perform the Searches on Commercial Properties. Search Reports will be provided according to the clients requests.

Policy Production




Policy production process generates Short Form, Long Form and Owner Policies in the client application. Information is extracted from the Policy Package (Title Prelim Report) and entered in the client application. Editing is done to the policy adding exceptions and endorsements as given in the Policy Package/Prelim report.
